Who RAK Central suits, and who it doesn't
Facts first. Where we give our own view, we say so.
It suits
People who will work here. RAK Central Square, 2.27 million sq ft of Grade A offices in five buildings, is due to open in the last quarter of 2027 (RAK Media Office, May 2026).
Buyers who want Al Hamra on the doorstep. The Al Hamra golf course is beside it, and Al Hamra Mall and the Ritz-Carlton Al Hamra Beach are close by (RAK Media Office, May 2026).
Buyers who want a city apartment. The homes are in towers of up to 45 floors, with parks and shops planned (Gulf News, Jan 2024).
It doesn't suit
Anyone who wants the beach at the door. Our own view: it is a business district inland of the golf course, a short drive from the beaches.
Families who want a villa and a garden. The homes planned are apartments (Gulf News, Jan 2024).
Anyone who needs to move in soon. The first homes are due late in 2027, most in 2028 and 2029 (our off-plan register, 8 Oct 2026).
What to watch
Dates. In January 2024 the district was due to open in 2026 (Gulf News); the first offices are now due late in 2027 (RAK Media Office, May 2026).
The developers. Two of the four selling homes here, Major Developers and Lapis Properties, have not finished a project anywhere; the other two have, in Dubai (our off-plan register, 8 Oct 2026).
Supply. RAK Central and Marjan Beach will take a larger share of RAK's new homes in 2029 and 2030 (CBRE, H1 2026).

Prices and rents: not yet
No price index covers RAK Central, and no homes are finished, so there are no sale prices or rents to measure. We will add them when the first homes hand over. Until then, the nearest guide is Al Hamra Village, across the road, where ready apartments average AED 880 per sq ft (ValuStrat, Q2 2026) and two-bedroom apartments ask AED 65,000 to 75,000 a year (Property Finder, 30 Sep 2026).
