Rents are still rising, though more slowly. Apartment rents in RAK in the first half of 2026 were more than 7% higher than a year earlier, and villa rents 8% higher; apartment rents dipped 1.4% between April and June.

Our fee
5% of a year's rent, plus 5% VAT

Connection free online, or AED 50 at a service centre
To Etihad WE (it replaced FEWA; DEWA is Dubai only), at move-in, plus a deposit if Etihad WE asks for one. Then your monthly bills.

Under RAK Municipality's standard contract terms, either side says at least two months before the end whether it will renew; to leave early, you give three months' notice. The rent cannot rise until a year after your first contract ends. The contract is registered again each year.

Questions tenants ask
How many cheques can I pay my rent in?
Usually four a year, agreed with the landlord. Fewer cheques can mean a lower rent. The cheques are post-dated, and a bounced cheque is a breach of the contract.
Is there Ejari in RAK?
No. Ejari is Dubai's system. In RAK the contract is registered with RAK Municipality on RAK Digital: AED 50, plus 5% of a year's rent (at least AED 200) spread over your Etihad WE bills. It takes two working days.
What notice do I give, and can the rent go up?
Under RAK Municipality's standard contract, either side says at least two months before the end whether it will renew, and you give three months' notice to leave early. The rent cannot rise until a year after your first contract ends.
How much is the deposit?
No RAK law sets it. It is usually 5% of a year's rent, paid to the landlord and returned when you leave, less the cost of any damage. Our move-in photos protect you.
How do I connect electricity and water?
Etihad WE supplies RAK; it replaced FEWA, and DEWA is Dubai only. Once your contract is registered you are connected; if not, you apply online, free.
Can I live in RAK and work in Dubai?
Yes. RAK is about an hour from Dubai. Tell me where you work and I'll suggest the areas that make the drive easiest.
