THE AREA
Who Marjan Beach suits, and who it doesn't
Facts first. Where we give our own view, we say so.
It suits
Buyers who want to be early in a new beach town. Marjan plans 22,000 homes, 12,000 hotel rooms and a 3 km beach front in eight neighbourhoods (Marjan, Oct 2025).
Buyers who want to be next to Wynn. The district faces Al Marjan Island, linked by the Wynn Bridge (RAK Properties, Feb 2026).
Buyers who can wait. The first homes are due in 2029 (our off-plan register, 8 Oct 2026).
It doesn't suit
Anyone who wants to move in, or let a home, before 2029.
Buyers who want a track record. Nothing here is finished, so there are no sale prices or rents to look at yet.
Families who want a villa. The first schemes on sale are apartments (our off-plan register, 8 Oct 2026).
What to watch
Delivery. Marjan expects to build the district over about ten years (Khaleej Times, Sep 2026), and CBRE expects regional events to delay handovers across RAK (CBRE, H1 2026).
Supply. Marjan Beach and RAK Central will take a larger share of RAK's new homes in 2029 and 2030 (CBRE, H1 2026).
The developer. Check what each one has finished before you buy; our off-plan register shows it.
WHAT WE KNOW SO FAR
Marjan Beach: what we know so far
Our other guides give four figures: price per sq ft, rents, how rents moved over the year and what hands over next. Here only the plan and the handover dates exist yet. We add the rest when the first homes are finished.

The developer's own factsheet or release where it gives a date, otherwise Property Finder's project page, read 8 October 2026. Lunara's date moved from the first to the last quarter of 2029 between RAK Properties' February release and its July factsheet. Handover dates often move.

Prices and rents: not yet
No price index covers Marjan Beach, and no homes are finished, so there are no sale prices or rents to measure. We will add them when the first homes hand over. Until then, the nearest guide is Al Marjan Island, across the water, where one-bedroom apartments ask AED 49,000 to 62,000 a year (Property Finder, 30 Sep 2026).
WHAT'S BEING BUILT
The first two schemes on the beach
Two developers opened sales here in early 2026. Both schemes are apartments.

Lunara on The Strand
BY RAK PROPERTIES
583 homes in three connected towers, from one to two bedrooms and a three-bedroom penthouse, with shops and restaurants, two minutes' walk from the beach. Building is due to start in the last quarter of 2026 (RAK Properties, Feb 2026), and the homes are due in the last quarter of 2029 (RAK Properties, Jul 2026).
EVERMORE
BY BEYOND
An AED 25 billion plan by BEYOND, part of OMNIYAT Group, launched in February 2026; its first building, Le Château, has 257 homes and sold out (CBRE, H1 2026; our off-plan register). BEYOND has not finished a project itself; OMNIYAT has, in Dubai (our off-plan register, 8 Oct 2026).
Also here: Ice Beach by Major Developers; a beachfront hotel and branded residences site bought by wasl; and a site for OMNIYAT (Khaleej Times, Sep 2026; our off-plan register, 8 Oct 2026).
We name these to show the area, not to recommend them. Every scheme on Marjan Beach, with its developer and handover date, is in our off-plan register.
