June was the sharpest month of the year. The sales price index fell 1.40%, from 331.27 to 326.63, the steepest monthly decline since January. The rent index fell 1.82%, from 139.44 to 136.90. Both indices declined together for only the second time in this series.


Year-on-year price growth fell to 18.03%, from 25.63% in May and less than half the 39.01% recorded in March. The base effect is now largely embedded: from here, the year-on-year figure reflects current trajectory more than the 2025 comparison. Gross yield edged down to 2.79%.


The macro backdrop shifted. The ECB raised rates by 25 basis points to 2.25% on 11 June, its first increase in roughly three years, citing inflation pressure from the regional conflict. The BoE held at 3.75% on 18 June in a 7–2 vote, with two members now favouring a hike. The euro and sterling both weakened against the pegged dirham (EUR/AED −1.84%, GBP/AED −1.40%), so RAK property became modestly more expensive in European terms in the same month European rates rose.


This is the most cautious month in the series to date: three consecutive months of price decline, an accelerating June move, and a European rate environment that has turned less accommodating. The counterweight is the base. The market sits 18% above a year ago, and a single steep month against that base is a change of pace, not evidence of reversal. The consolidation-versus-decline question raised in February now leans toward genuine, if orderly, softening. That is the honest read, and it is the one a buyer should price in.
