We are paid by the developer on whichever project we recommend — which means the only commercially rational thing for us to do is recommend the right one.

We work with a limited number of clients at any time. Every relationship is handled directly by one of the two of us — no junior staff, no outsourced processes, no intermediaries between the client and the advice.

Property Selection

Whole-of-market access across all RAK developers. No exclusives, no preferred panel, no commercial arrangement that would distort a recommendation.

Every development independently assessed: developer track record, build specification, payment plan structure, pricing against the secondary market, service charge projections. We have spent time on the ground at every development we recommend.

Relocation Advisory

We relocated our family to RAK in 2022. We researched schools, communities, healthcare, logistics, and what daily life here actually looks like — before we moved. That experience is part of what we offer relocating clients. Not a brochure version of it.​

Schools, communities, commute, residency — direct answers from people who have done it. RAK has a quality of life that is genuinely undersold. We can speak to it because we live it.

Purchase Structuring

Most buyers focus on the headline price. The total cost of acquisition in RAK — once you account for the 4% Land Department transfer fee, DLD admin fees, and applicable registration costs — typically runs 6 to 7% above the purchase price. We map every line before a client commits.

SPA clause review, escrow verification, and the full registration process are included in the advisory. Giles's legal background means this is handled in-house — not billed separately, not outsourced.

DP Concierge

For investors who are not resident in RAK and need someone they trust to look after their asset between visits. Property inspections, snagging coordination, maintenance management, key-holding, and pre-arrival preparation.

This is not a formal property management service. It grew out of things we were already doing for clients who had become friends through the process. We still approach it the same way — a small number of clients, handled personally, at rates that reflect the relationship.

The advisory covers the full transaction — from the first development assessment through to the questions that come long after completion.
