July was the steepest month in the series. The sales price index fell 3.51%, from 326.63 to 315.16, a sharper single-month decline than June's 1.40% and the fourth consecutive monthly fall. The rent index moved the other way, rising 1.56%, from 136.90 to 139.04, its first increase since March.


Year-on-year price growth compressed to 9.00%, from 18.03% in June and 39.01% in March. Falling prices and rising rents lifted the gross yield to 2.94% from 2.79%, its first improvement this year.


Both central banks held in July. The ECB left its deposit rate at 2.25% on 23 July, pausing after June's increase. The BoE held at 3.75% on 30 July in a 6–3 vote, with three members favouring a rise. Sterling and the euro both strengthened against the pegged dirham (EUR/AED +1.03%, GBP/AED +1.77%), modestly improving entry pricing for European buyers.


The prices-down, rents-up combination is new for this series and it cuts both ways. Four consecutive months of price decline, now accelerating, is softening rather than consolidation; that question, open since February, is no longer close. The counterweight is that rents firmed, the yield improved for the first time this year, and the index still sits 9% above July 2025. A buyer should treat the price trend as live risk and the rent move as one early datapoint of support, not evidence of a floor.
