February's 0.30% monthly price gain is the lowest recorded in this series, against gains of 4.81% and 4.93% in August and September 2025. Whether this represents consolidation following an exceptional run or the beginning of a sustained deceleration will be clearer once March data is available in April. The rent index rising 2.05% in the same month that sales price growth slowed to 0.30% is the most significant data point in this report: rents are, at the margin, beginning to close the gap to current purchase prices — the mechanism by which the yield case for RAK would eventually emerge. One month is not a trend. It is worth watching.
